Fix-N-Flip We buy homes that need work,fix them up and sell up for a higher price or rent them out for positive monthly cash flow. How we get it done..... We use a non-traditional lender that only focus on Fix-N-Flip deals. Basically a type of financing other than your local bank One form of Non-Traditional Lending is called a Hard Money lender. Which my company is currently pre-approved for. They call it Hard Money because the lender qualifies the ""Hard Assest"" A.K.A the house rather than qualifying you. What this means.... The Hard Money Lender just looks at the current price of the home the way it is and the potential price of the home once fixed up (After Repair Value). If your numbers are correct and they agree with your assessment based on other properties in that area and what they sold for, they will not only finance a percentage of the initial purchase but they will also finance 90 to 100% of the Renovations that it will take to get the job done. The Big difference... Your local traditional bank wants your credit score to be a certain number.
